My tenant broke the lease after 6 months. All the carpet was brand new when they moved in. On move out, discovered 2 softball sized stains (I suspect nail polish). In one room. Later I went to vacuum and discovered a dozen T- pins all over the carpet, which poses a safety hazard? The carpet in the same room was just littered with beads, glitter, sequins, little bits of paper, and candy wrappers. It was like they never vacuumed.
I'm just going to replace the carpet in this room due to the amount of pins I found, but is the tenant responsible for the whole cost or just part? How do I determine this? The other carpeted rooms still looks great.
Heading East from CA and would love to know any recs for places to stay along the way.
Between those two we may stay in Santa Rosa, NM for a night at a hotel but we are not married to it, any advice or suggestions are very welcome.
