A hardwood refinishing story told in three photos

I had a thread on here the other day around trying to confirm if I was being lied to by my contractor. Long story short, I was. I fired the original contractor and hired a new one who did an amazing job at rescuing my floors. I'll keep the story to the end and put the tips/advice I learned from my experience first.

Some things to consider when hiring a refinishing contractor for your floors:

  1. Always ask the contractor if the crew working are his own or if he is sub-contracting out the work to another crew. If he is having difficulty scheduling his own crew, then take it as a warning sign they might not normally work for him.

  2. Always get the name of the products being used included in the contract. (edit: and almost as important, look up the datasheets for the products and learn about their preferred application methods, dry times, and cure times).

  3. Always have the complete work scope included in the contract (ie: sanding, filling, staining, buffing, and especially # of coats of finish).

  4. When sampling stain, the crew should be using named products straight from the can (like duraseal). Unless you are going super dark, avoid water-based stains. Oil-based stains like duraseal are relatively low VOC and tend to be standard. Avoid a custom stain mixture or color combo as it will prevent you from being able to reasonably match the look of the hardwood if you ever need to repair a smaller area in the future. If you go with a pre-mixed stain, then you know the type of color you need for any repair work in the future.

  5. For a good looking finished floor, the work scope should go something like: Day 1: major sanding work + clean up + stain samples, Day 2: finish sanding work + clean up + staining + if enough time is left after a long break, maybe 1st coat of water-based poly. Day 3: Buffing + clean up + last 2 coats of water-based poly. This will differ based on size of the project, so take just as general guidance on the steps.

  6. Except for really large jobs, stain should be wiped on by hand with rag, then almost immediately wiped off by hand with a clean rag. Finish varnish is applied with a applicator mop, but a good stain job should be done by hand.

  7. Be wary of offers for oil-based sealers. In my region, oil-based sealers and finishes over 275 VOC are not legal. Stains like Duraseal are oil-based, but within legal limits and allowed. The sealers typically are not. I was very specific on my want

Why do so many renovators/flippers/homeowners on HGTV replace real hardwood floors with vinyl or wood-look tile??

I understand if people want trendier colors than β€œtraditional” stains like golden oak/provincial, but damn people you can stain wood any color you want. And if you already have the real thing why replace it with an artificial product that looks like it? Sanding/refinishing solid hardwoods costs like $1/sqft. more than installing new LVP/tile (or rent both sanding machines for a weekend and do it yourself for $500), and you will easily recoup that extra $2-3k when you go to sell a house with real hardwoods. I’ve seen Tarek and Christina do it, Mina do it, and plenty of others.

Sorry for the rant. It’s just a huge pet peeve of mine to see to see perfectly good things get ripped out for inferior replacements that will look super dated in 10-15 years. Don’t even get me started on ripping out solid-wood cabinets with a sledgehammer that could be painted and re-used, or simply donated. Say what you will about Ben/Erin or Nicole Curtis, but their willingness to re-use/refinish/recycle things that are still good is very commendable.

In the process of renovating my first house. Question about hardwood flooring.

Hello r/HomeImprovement

I moved into this ranch in December and immediately started tackling projects. The album gives more info on the projects but my question lies with hardwood flooring transitions. It currently runs perpendicular to our galley kitchen. I want to transition it to run parallel with it. Is there a way to make this looks nice? or should i just continue it with the pattern its in.

I would purchase the white oak and have it finished the same way I did the rest of the floor.

Recommendations for a good vacuum for carpeted and hardwood floor for people with long hair and cats?

We are moving to a new house soon and are looking for a decent vacuum, but would also like to be able to clean our current one before we move! Our last vacuum was a Bissell Pet Hair Eraser Lift Off. It had great suction, but we have long hair and 2 cats, and the hair was always tangled in the brush roll and the brush roll burned out frequently. It was more of a PITA to clean the vacuum.

Our current apartment is mostly carpet, with a kitchen and bathroom that has tile. 800ish square feet.

Our new house: 1400ish square feet. Unfinished basement, hardwood floors in the living room and on the stairs, tile in the 2 bathrooms and kitchen, carpeted in the upstairs hallway and in both bedrooms.

We don't have a budget. Preferably looking for something with a hose attachment, if possible, something not too bulky - our last one was so clunky, but since we will have a bigger place bulkiness won't be a huge issue; that can clean hardwood floors, tile, carpet, stairs, and can handle long hair and pet hair.

Edit: I think I am going with a Miele! I just have no idea which one... There are so many, I'm overwhelmed πŸ™ƒ

Flooring company decided halfway through work they were unable to refinish our hardwood floors.

Hired a flooring company to sand and stain our original (1959) hardwood floors (1100 sqft). They came, measured the boards to ensure they had enough thickness to withstand flooring, and quoted us X dollars to do the job in cash.

They required a deposit (half of X) and started sanding the floors this morning. They called around 10:30am to let us know they had chipped some of the flooring, but assured us they would provide us with putty in the right stain shade so that we could repair it ourselves after floors had been stained. Then they called back around 12:30 to tell us that they "hit thinner spots" of the flooring throughout, and they don't think the flooring is thick enough to allow them to sand the amount they need to apply any type of stain.

They're offering to knock $600 off of the initial cost to leave us with a clear coat over the now sanded hardwood (though we suspect that won't look great because there were some areas were the old hardwood was patched with new boards, therefore the color of the wood won't match).

We agreed to meet the owner of the company after work this evening to view the damage and assess our options going forward. They are not offering a refund, despite being unable to do the work they said they could do. I feel badly for them (I'm guessing it's not possible to predict these types of thickness issues, correct?). My SO is much less understanding, and wants to demand a full refund. I fear we will never see our deposit money back, and we'll have to pay to rip up the flooring and lay LVP.

Any insight, advice, or recommendations as to what a reasonable course of action might be here?

Previous owner chiseled a trench across our old hardwood floors. Wondering how to restore. Pics included.

As in the title, a previous owner chiseled a trench across the hardwood floor so they could put a coax line on the other side of the room, instead of going through the basement (which is immediately below and extremely accessible). Ignoring the dozens of poor decisions that led someone to believe that was a good idea, we are left with this:

The trench is more-or-less between the cased opening between the two rooms, although the wood continues between them as one continuous floor (besides the trench). It is about 1" wide and 1/4" deep, so it does not go all the way through the flooring. It's not a remotely straight line as it was clearly chiseled by hand. It's also not centered on the cased opening, so my original plan of covering it with a rounded transition piece will, I think, look terrible.

Do I:

  1. Cover it with a large rounded transition piece protruding out of the floor (keep in mind it's not centered on or even really in line with the cased opening)
  2. Hog out another trench mirrored to the other side of the cased opening, and everything in-between (~10 inches wide new trench) and lay in a new oak panel that will be flat with the floor and center with the trim on the opening
  3. Rip out and replace the huge section of affected floor (Do not want to do this, extremely hard to find wood this size & age here, Upper Midwest)
  4. Other

I had originally planned to do option 1 but now that it's time to do it I think it will look bad.

All input appreciated!

EDIT: Lots of great ideas here! As suggested by many of you, we're looking at more easily obtainable different types of flooring to make a "statement" piece for the doorway. It's more work than some of the other options but I think it would look great. I will be sure to share my fix, whatever it is, when complete.

Hardwood floors suck

I don't get why people love them so much. They get so cold in the winter, you have to wear socks to walk around your house. Nothing is better than a soft or fuzzy carpet to walk on. Because they look good? I take function over form any day! And you're probably putting a rug over your hardwood anyway to make it more bearable.
