I was inspired by [this photo of the Expos playing the Padres at Petco Park] (https://www.alamy.com/montreal-expos-jose-vidro-is-tagged-out-at-third-by-san-diego-padres-third-baseman-ramon-vazquez-while-trying-for-a-triple-in-the-sixth-inning-during-national-league-baseball-action-at-petco-park-in-san-diego-april-26-2004-reutersmike-blake-mb-image381030038.html). For some reason I thought the Padres moved into Petco later than 2004 so the idea of the Expos playing there is strange. The Padres swept Montreal in 4 games if you were curious.
I've been thinking about this recently, little things im excited to go back to normal with once this is behind us.
For me Its gotta just be having a beer and a dog in the upper deck again, god I cant wait.
what about ya'll?
I'm looking to purchase my first SFH investment property but before I do I wanted to get an idea of the potential cost of renovation of the kitchen.
Since this would end up being my first renovation I was hoping the combined experience of /r/realestateinvesting could give a ballpark of what it would cost to bring this old kitchen to a modern one so I can compare it to my calculation.
I'm not expecting exact details and pricing but assuming new cabinets, stove, refrigerator, sink, faucet, lighting, flooring, etc. to bring it up to expectations of an investment property I plan on keeping.
Any and all help is appreciated! Thank you!
Edit: Thank you to everyone who posted. You all gave me a different way of looking at the remodel. My originally estimates had me well over $15k and I just couldn’t make the numbers work. Thanks for bringing me down to earth!
How much would it cost to cut around 40 holes of varying shapes into a single flat piece of inexpensive aluminum about 6"x8"? Also, where's a good place to get it done?
Can't seem to find the a general estimate anywhere. Even contacted the local maker space and didn't get a response. Thanks!
Those were the days.
Though now I'd happily sit through a 3+ hour game just to be back at the ballpark. sigh...
I am very keen to lend my brother some money to help him with his mortgage deposit. I am happy to wait ten or more years before he repays me in full. We have a great relationship but I would still like to charge interest to ensure I protect myself against inflation but have no idea where to start. He is very happy for me to charge interest too but is also at a loss as to what would be fair in this circumstance.
Does anybody know what type of ballpark interest I should ask for?
Thanks in advance
Update: thanks to everybody for their input. This absolutely gives us a good starting point and we will now work through the finer details. Most appreciated.
Both Trump and Biden wanted bigger stim checks, and it looks like Biden will get this done with Dems in control of congress. In addition to stim checks, we should expect a significant amount of additional aid and special interest funding as well, culminating in another large stimulus package. The article below, from Bloomberg, outlines some of these details and expects this to be announced as soon as Thursday.
The article quotes Goldman and BOA analysts who estimate the price tag to be close to the $1T mark, but this might be conservative considering what many Democratic and liberal economic think tanks have been quoting as necessary for the economy to fully recover. The number being tossed around is $3.4T, and what is perhaps even more striking is Biden has openly supported this even weeks after the election was over, which means Biden isn't just saying this to make face or is talking out of his ass. If you subtract the ~$1T package Donnie recently passed, this would mean Biden could be eyeing something truly stratospheric in size, potentially as much as $2.4 T. If announced, this would mean the markets would more or less be invincible for quite some time, but it also means we are essentially guaranteed to rise really fast, maybe for a month, and correct hard like we did in June and September. It could also set off a 2018 like scenario, given the minimum two year stability of Dems in politics and interest rates, where we run pretty hard for six months and then correct close to 20%. This is a story you will want to watch closely, there is so much fucking money to be made if you catch this run, and so much money to loose if you don't exit early.
Lets talk about why I think this will likely happen, the really big $2.4T package. Biden has several enormously large government spending packages in mind. He wants to spend $2T on infrastructure and he wants to pass a pretty large "green deal" that will likely be part of the infrastructure spending, though will also likely be several trillion in its own right. Since republicans lost control of congress before they could cut spending to make their tax cuts work, the budget has been growing steadily. This means Biden has to raise taxes to cover his new spending plans, and to cover the deficit caused by lower taxes without correspo... keep reading on reddit ➡
Let's say I wanted to start a scrim team, and I only wanted good players to apply. What would be the best requirement to set? Rank? Paladins Guru Elo+? Average KDA? Average credits? Time played? Winrate? Nothing seems to work well enough.
Hi all! We've got a little one on the way and my wife and I are selling some things prior to the arrival. I got this signed Daisy album cover art with a T-Shirt prior to the album coming out and am curious if you all have an idea of what they go for?
